Hold the builder to the brief
On design-and-build, you get what they document.
You wrote the Employer's Requirements to describe the building you are buying. On a design-and-build contract the builder develops the design against it, and the gap between what you specified and what they document is a gap you only discover late - at a design review that runs for an hour, or on site.
CIM reads the builder's drawings and specifications against your Employer's Requirements, clause by clause, and flags where the design falls short of the brief and where it quietly departs from it, each finding cited to the clause and the drawing.
The conversation happens at design development stage, when a correction is a redraw. Left until construction, the same conversation is a variation and a delay.
